Preparing for your Phoenix Home Inspection

Now that you have your contract accepted for your new home here in Phoenix it’s time to get your home inspection performed.  You are getting a professional home inspection right?  Before your home inspection appointment there are a few things that need to be done to ensure everything goes smoothly.  The information below is what we need here at Southwest Premier Home Inspection in Phoenix but most home inspection companies around the country have similar requirements.

  • Utilities – You should ensure that the utilities are on at the property, this includes water, electricity and gas if available.  Water should be available inside the home and electricity should be on in the home, not just turned on at the meters.  You or your Realtor should contact the selling agent to verify that the utilities are on and will remain on for the inspection.  Failure to ensure that utilities are on can lead to a re-inspection which will incur additional cost.
  • Access – To perform the home inspection we will need access to the home.  Access can be by one of several options.  Southwest Premier Home Inspection has electronic lock box access “Supra Key” and can gain access with a “CBS” code, this is a seven digit code which will be provided by the selling agent.  We can also gain access with a mechanical lock box code which is typically three of four letters or numbers also provided by the selling agent.  If no lock-box code is available, either the buying agent or selling agent can unlock the property for us at the scheduled inspection time.
  • Pre-Inspection Agreement – Per Arizona State regulations, we must have a signed pre-inspection agreement before we can release the inspection report to you.  You can click here to print Southwest Premier Home Inspections Phoenix home inspection agreement.
  • Payment – Payment is required at the time of the inspection, if you will be attending the home inspection you can bring either cash, check or a credit card to be processed at the inspection.  If you will not be attending the inspection you can call our office to make payment arrangements.
